What this place is
The HOA, the board and the management company are three different things, and knowing which is which tells you where a question should go — it is the thing most people here have backwards.

Trash and recycling
EDCO collects our bins every week, from the edge of the driveway behind your unit. Billing is handled by the Association, so you do not pay for it directly.

Keys and access
Pool and gate keys come from Pernicano Realty & Management. If you did not get one when you took ownership, the office sells replacements — every published figure says $50, and one owner was quoted and charged $25 in September 2026. Make the check payable to the management company, and they will mail the key to you.

Parking and stickers
Every parked vehicle needs a sticker, and a sticker is $50. Since April 1, 2026, a car with no sticker, or a sticker that does not match management’s records, is towed.

When things happen
Board meetings are the third Thursday. The office is in Mission Valley and shut on Friday afternoons. Two documents give different quiet hours. Dues are due on the 10th — not the 5th, whatever the welcome letter says.

Your unit: the four plans
Every unit here is one of four plans, A to D, and the recorded Condominium Plan gives each one its dimensions to the hundredth of a foot. Here they are, beside what the builder's brochure says was inside, and what the Plan says is yours to change.

A notice, a charge, a leak, a letter that makes no sense. Start there instead: it is sorted by what has happened to you.

Some practical things have a page of their own already, because they carry enough law to need one.
