We are owners at Jamacha Greens. This site exists because there was no accurate, accessible place to find out how this association actually works.
Why this exists
Jamacha Greens is governed by documents drafted in 1971 and 1972, rules last revised in January 2011, and a five-member board that meets monthly on Zoom. The most recent annual meeting and election were cancelled when no one submitted a candidacy form, which the board recorded in January 2025. Two of the five current directors were subsequently seated by appointment rather than by a vote of the membership. In October 2025, the board approved a 20% dues increase for 2026 — the most Civil Code § 5605(b) allows without a vote of the members.
None of that is unlawful. All of it is what happens when nobody is paying attention. As of March 31, 2026, 117 of the 192 units here were tenant-occupied — about 61% — and many of the remaining owners live elsewhere, which makes inattention the default condition rather than anyone's fault.
What we are trying to do
We publish accurate information about how this association is governed, so that owners can make informed decisions about it. Every factual claim on this site names its source, and wherever possible that source is a document the association itself produced.
The point is a community where enough owners know how the association works to take part in it.
How we handle facts

- If we get something wrong, tell us and we will fix it.

Build a real count of owners who want to be kept informed. Nothing about this effort works without knowing that number.

Exercise records rights
Submit specific written requests under Civil Code § 5200 for the general ledger, executed vendor contracts, the reserve study, and documentation of the reserve loan — and publish what comes back.

Name an organizing committee
Publish the names of the people doing this work, once there is a record for those names to attach to.

Field qualified candidates
Running more qualified candidates than there are open seats means a full secret-ballot election under Civil Code § 5100, rather than seats filled by acclamation for want of a field.
