If you have received a meeting notice, election notice, or any other date-bearing document from the Association that isn’t reflected above, please send it to us — the two placeholder entries above exist because we have not yet been given every notice an owner has received, not because the information doesn’t exist. We receive relatively good notice of board meetings; pooling what everyone has received is the only way this page gets more accurate.
Dates the Association has announced, plus deadlines that follow from the governing documents. Anything marked unconfirmed is our calculation, not an announcement — we publish it because the alternative is finding out too late, and we will correct it the moment the Association tells us otherwise.

Deadline — mailed ballots must reach the Inspector of Elections

A ballot returned by mail must be received by the Inspector of Elections by 1:00 PM, four hours before the meeting begins. A ballot that arrives later is not counted, and postmark date does not save it. Ballots are irrevocable once returned.

All five board seats are on the ballot: three for two-year terms and two for one-year terms. Four candidates were nominated for those five seats — Greg Atherton, Lori Barker, Jan Furstenfeld and Tricia Halsema. The Board appointed HOA Elect CA, LLC as independent Inspector of Elections.

Regular board meeting (expected)
Zoom video conference
The Board met monthly on a Thursday at 6:00 PM by Zoom throughout 2025, and the annual meeting falls on that pattern this year. Whether a regular session follows the annual meeting has not been announced. Civil Code § 4920 requires at least four days' notice of a board meeting, including the agenda.

Earliest date for a reconvened meeting, if quorum fails
If the September 17 meeting does not reach quorum, the notice states the Board may adjourn and reconvene with the quorum reduced to 20%. Civil Code § 5115 requires a reconvened election meeting to be held at least 20 days after the scheduled one, which puts the earliest possible date at October 7. This has happened before: the February 15, 2024 meeting failed for want of quorum and was adjourned to the following year instead, with the ballots never opened.
